11.6 Acre Lake Street Site
This prime commercial site was recently vacated by an RV dealership and is currently under auction terms. The site is zoned for commercial use and is located on high-traffic Lake Street (U.S. Route 20) with over 53,000 vehicles per day.
Route 59 and West Bartlett Road
This 115-acre parcel is known as the Los Castores site and spans from Route 59 to Naperville Road, on the north side of West Bartlett Road. Currently bank-owned, this site is targeted as a mixed-use commercial and residential site with a minimum of 20 acres of retail fronting Route 59. Bartlett Town Center is a mixed-use development in the heart of downtown Bartlett. A 4,000 sq. ft. restaurant space is available as well as an additional 9,700 sq. ft. of first-floor retail space. A 10,000 sq. ft. space formerly occupied by Ace Hardware and a 32,000 sq. ft. former grocery store space is available at Bartlett Plaza at the intersection of Main Street and Devon. A 6,000 sq. ft. building at 366-368 S. Main Street with 3,000 sq. ft. on the ground floor and four 750 sq. ft. offices upstairs is for sale at a very competitive price. Route 59 & Lake Street TIF
The Village created this Tax Increment Financing (TIF) district in fall 2004 to attract retail development to this key commercial site. The 49-acre TIF is contiguous to an additional 10-acre site on Lake Street (U.S. Route 20) and additional land at the hard corner owned by the Village, bringing this potential development site to nearly 70 acres. The Village is ready to partner with a solid developer at this site and seeks large-scale retail development. Brewster Creek Business Park
The engine that drives economic development in Bartlett, this expanding business park now includes 70 businesses housed in 33 buildings on 210 acres, mostly developed in the past six years. Located in the DuPage County portion of the Village and in close proximity to highways, Brewster Creek has attracted many businesses from areas throughout Chicagoland and around the world. Sites are prepared via Tax Increment Financing and are available for build-to-suit opportunities. Currently, there is over 300,000 sq. ft. of available space in a variety of sizes from 2,000 to 109,000 sq. ft. Route 25 & West Bartlett Road TIF
The Village approved the Bluff City TIF District in spring 2009. The Redevelopment Plan creates public support for the development of the 134 acres at the northeast and southeast corners of IL Route 25 and West Bartlett Road in the Village’s Kane County portion. A 6.27-acre site at the southeast corner of Route 25 and West Bartlett Road features fully improved pads and Kane County taxes. SWC of Devon Ave. and Prospect Ave.
This 3.8-acre site is in the DuPage County portion of the downtown. It is Zoned B-3 P.U.D. and was previously approved for a 25,000 sq. ft. retail development. This is an excellent site to draw retailers, restaurants and service providers who seek to expand into the DuPage County portion of the Village. Westridge Commercial Site
This 4.7-acre site was approved for a 30,320 sq. ft. neighborhood shopping center divided by three lots in late 2006. A site plan including a 14,400 sq. ft. strip retail center, a 6,000 sq. ft. bank and a 9,920 sq. ft. daycare facility was approved. NWC of Route 59 and Schick Road

NE Corner of Stearns and Munger Roads
This 27.8-acre parcel includes Stearns Road frontage at the entrance of Bartlett's emerging Brewster Creek Business Park. The site includes approximately one-third SR-5 Zoning on the eastern portion of the property, with the remainder Zoned OR (Office/Research District). The Village is open to creative mixed-use business concepts for this property that provides excellent access to Illinois Route 59 to the east and the recently-completed Stearns Road bridge and road realignment a few miles to the west.
